Based on our experience of over 30 years in letting properties around the North-East of England, we offer a property management service for landlords. Despite our name this is not just for flats - most of the properties we manage are terraced family houses.
The areas we cover are shown here, but the page is already a little out of date and as we expand we expect to broaden our geographical reach. We have a particular expertise in dealing with the social housing sector (Housing Benefit claims).
We have a team of experienced property managers; each property and tenant has a named manager with primary responsibility. This manager will:
organise (and sometimes personally carry out) repairs and maintenance, |
advertise and find tenants, using their own professional judgement and local referencing services |
maintain a friendly working relationship with residents and assist them where necessary with the often tortuous process of claiming Housing Benefit |
liaise with Housing Benefit departments, and suppliers and contractors |
use our powerful software (developed and maintained in house) to track rents and arrears and ensure that any issues are tackled promptly. |
Our accounts department render accounts to landlords monthly in arrears, giving a full breakdown of income received by tenancy and costs incurred by property. To see an example of our Gross Rental Income Report click here, and for a matched example of our Net Income Report click here. Both use real data but with names and addresses changed to protect privacy.
Landlords can speak direct to property managers at any time.
We are not the cheapest managers but we believe we are the best! We are a bona-fide business with a high reputation which we are proud to hold and keen to preserve. We are professionals and see both property management and property investment as long-term operations where returns are likely to be earned over time rather than as a 'quick buck'.
Our management agreement is quite straightforward and allows you to end our contract at any time at one month's notice. As part of your due diligence we would be happy for you to speak to existing customers and check our credentials with our bankers and accountants.
