We are looking for good tenants who will respect our properties and the terms of our tenancies. Whether you need a place for six months or for six years we can probably help and we guarantee that with Stockton Flats you will get plain dealing. We accept fair wear and tear in your property and, unlike many landlords and agents, we rarely make deductions from deposits for dilapidations.

 

We follow our own referencing procedures which may take a few days, so please help us to help you by answering any questions we might have.

 

We offer lots of way to pay, whether directly at our office, by post, or by phone; the easiest way of all is by direct debit.

Notice for Tenants under Consumer Rights Act 2015

Stockton Flats is:

  • a member of a client money protection scheme operated by SafeAgent; and
  • a member of PRS which provide a redress scheme if there is a dispute.

The following fees may apply to tenants in our properties:

  1. Holding Deposit (aka ‘Non-Returnable Booking Fee’) of up to one week’s rent – this may be payable when you agree to take a property so that we can hold it for you until you actually start your tenancy. When you take up the tenancy, the holding deposit is refunded or put towards the tenancy deposit or rent, but it is forfeit if:
    1. you do not take up the tenancy; or
    2. you provide false or misleading information; or
    3. you fail a right to rent check.
  2. Lost Keys – if you lose your keys you will be charged appropriately for replacement keys, this depends upon the key type but would typically be around £6. If locks have to be changed the cost may be significantly higher.
  3. Payments (capped at £50 or reasonably incurred costs if higher) for the variation, assignment or novation of a tenancy.
  4. Payments for utilities, communication services, TV licence and Council Tax.
  5. A default fee for late payment of rent.
